What Does It Cost to Build a House?
Construction cost depends on built-up area, structure, design complexity, materials, finishes, site conditions and scope. Instead of a single per-sq-ft figure, here is how the cost is actually built up.
The honest version
When people ask what it costs to build a house, they usually want one number: so many rupees per square foot. It is an understandable question, but a single figure quoted without seeing your plot, your design and your specification is close to meaningless.

Planning your budget
Five things that keep the budget realistic
- Start from the built-up area you actually need, not the maximum the plot allows.
- Agree the finish specification early — the standard-vs-premium difference is large and easiest to decide before work starts.
- Keep a contingency of around 10% for site conditions and changes.
- Ask for an itemised estimate against your drawings rather than a lump-sum per-sq-ft quote.
- Decide the exclusions consciously — compound wall, gate, borewell, furniture and landscaping are often quoted separately.

Cost questions, answered
Is there a standard per-square-foot rate in Madurai or Coimbatore?
Contractors quote ranges, but the number that matters is the estimate prepared against your own drawings and specification. A rate quoted without those is a starting point for conversation, not a price.
Why do two houses of the same size cost differently?
Structural design, soil conditions, finish specification, design complexity and the level of supervision can each move the cost. Together they often account for a 30–40% difference between two houses of the same built-up area.
Does an architect increase the total cost?
Design fees are a line item, but resolving the design before construction usually reduces rework and material waste, which offsets a good part of the fee.
How much contingency should I keep?
Around 10% of the construction cost is a sensible buffer for site conditions, specification changes and price movement during the build.
Can you give me a rough figure over the phone?
We can give a range, but it will be broad. A useful estimate needs at least an approximate plan and a sense of the finish level.
