Turnkey Construction
Turnkey Construction Company in Madurai & Coimbatore
One coordinated team taking your project from estimation and material planning through execution and final handover — with a single point of responsibility.
Overview
Turnkey construction removes the gaps between separate contractors. Design intent, structural detail, material selection, labour and site management are coordinated by one team, against one estimate and one schedule.
It suits owners who want a predictable process and cannot be on site every day.
Scope of work
- Detailed estimation and BOQ against the approved design
- Material planning, procurement schedule and quality specification
- Structural execution — foundation to roof
- MEP coordination — plumbing, electrical, sanitary
- Finishes — plastering, flooring, painting, joinery
- Stage-wise quality checks and progress reporting
- Finishing, snagging, inspection and handover
In practice
What we agree before starting
An itemised estimate tied to specific drawings and specifications. A clear list of what is included and excluded — compound wall, gate, borewell, furniture, landscaping. How variations are priced if something changes. A payment schedule linked to completed stages.
Clarity at this point is what keeps the rest of the project calm.

Questions clients ask
Is turnkey more expensive than a labour contract?
The headline number looks higher because it includes materials, coordination and management — costs you would otherwise carry yourself. For most owners the trade is worth it.
Can I still choose my own materials?
Yes. The specification is agreed up front and you select finishes and brands within the estimated allowances.
Will you do turnkey for a house you did not design?
Possibly, after reviewing the drawings. Build quality depends heavily on how well the design and structural details were resolved.
