What Is Turnkey Construction?
Turnkey construction means one team is responsible for delivering a finished, ready-to-use building against an agreed design, estimate and schedule.
The idea
In a turnkey arrangement, a single team takes the project from estimate to handover. You hand over the requirement; you receive the keys. The word describes the responsibility model, not a particular quality level — so what you check is who the team is and what the estimate actually covers.
What is usually included
- Detailed estimation and a bill of quantities against the approved design
- Material planning, procurement and a quality specification
- Structural execution — foundation to roof
- Plumbing, electrical and sanitary work
- Finishes — plastering, flooring, painting and joinery
- Stage-wise quality checks and progress reporting
- Finishing, snagging and handover
Turnkey vs a labour contract
Under a labour contract, you buy materials and the contractor supplies only labour. It can be cheaper on paper, but you carry the coordination — ordering the right materials at the right time, managing wastage, and resolving clashes between trades. Under turnkey, that coordination sits with one team against one price.
Turnkey vs hiring multiple contractors
Engaging separate contractors for civil, electrical, plumbing and finishing can work, but someone has to manage the interfaces and the sequence. If that someone is you, and you cannot be on site daily, the gaps show up as delays and rework.
What to check before signing
- Is the estimate itemised and tied to specific drawings and specifications?
- What exactly is excluded?
- How are variations priced if you change something mid-project?
- Is the payment schedule linked to completed stages?
- How is quality checked, and how often will you get progress updates?

Turnkey questions, answered
Is turnkey construction more expensive?
Not necessarily. The headline number looks higher than a labour contract because it includes materials, coordination and management — costs you would otherwise carry yourself.
Can I still choose my own materials?
Yes. The specification is agreed with you up front, and you select finishes, fittings and brands within the estimated allowances.
What is usually excluded?
Often the compound wall, gate, borewell, furniture and landscaping. A good estimate lists exclusions clearly so there is no dispute later.
How are changes priced mid-project?
Through a variation, priced against the original rates. Agree the mechanism before starting.
Do you provide turnkey construction for a house you did not design?
Possibly, after reviewing the drawings. Build quality depends heavily on how well the design and structural details were resolved.
